Our fixed-price drawing packs are designed to make it easy to understand exactly what is included before you commit, with options available for planning drawings, building control drawings, or a complete planning and building control package. Whether you’re planning an extension, conversion, renovation or new build, choose the package that best suits your project and get professionally prepared drawings without the uncertainty of complicated pricing. Please note that our prices are for construction drawings, and processes such as planning permission applications and building control inspections, amongst others, do incur their own fees. We have a guide at the bottom of this page to help you identify which authority/agency costs may apply to your specific project.

External fees that may apply

• Planning application fee – Fee charged by the relevant local planning authority for submitting a planning application.
• Building Regulations / Building Control application fee – Fees charged by the local authority or approved inspector/building control body for assessing Building Regulations applications and carrying out inspections.
• Planning Portal service charge – An additional administration/service charge may apply when applications are submitted through the Planning Portal.
• Local Authority Building Control charges – Where Building Control is provided by the council, their separate plan-checking and inspection fees will apply.
• Approved Inspector / Registered Building Control Approver fees – If a private building control provider is used, their fees are payable separately.
• Structural engineer's fees – Required where structural calculations or structural design are necessary, such as for steel beams, roof alterations, removing load-bearing walls or structural foundations.
• Drainage / sewer connection fees – Charges may apply for new or altered connections to public drainage or sewer systems.
• Water authority fees – Charges may apply for new water connections, alterations or other utility-related requirements.
• Highways fees – Potential fees associated with dropped kerbs, new vehicle access, highway works or other works affecting the public highway.
• Tree survey / arboricultural report fees – May be required where trees could be affected by the proposed development or where a Tree Preservation Order applies.
• Ecology survey fees – May be required for certain developments where protected species or habitats could be affected.
• Flood risk assessment fees – May be required depending on the property's location, development type and flood-risk classification.
• Asbestos survey fees – May be required before certain refurbishment, demolition or alteration works.
• Contaminated land investigation fees – Potentially required where there is a history or indication of contaminated land.
• Topographical survey fees – May be required where accurate site levels or detailed land information are needed.
• Land / measured survey fees – If a professional measured survey is required beyond the information supplied to KPLan.
• Party Wall Surveyor fees – May apply where works fall under the Party Wall etc. Act 1996 and agreements or surveyors are required.
• Planning consultant fees – May be required for complex applications, appeals, planning negotiations or specialist planning advice.
• Specialist consultant fees – Depending on the project, this could include acoustic, heritage, environmental, energy or other specialist reports.
• Listed Building Consent-related fees – Specialist reports or professional advice may be required for listed buildings, even where the application itself may not attract the same type of fee as a standard planning application.
• Planning appeal fees / professional representation – If an application is refused and an appeal is pursued, additional costs may arise.
• Application amendment / additional submission fees – Further fees may apply where additional applications, revised submissions or separate consents are required.
• Local searches / property information fees – Where these are required as part of a wider property or development process.
• Land Registry fees – May apply to certain boundary, title or land-related changes.
• Utility company fees – Charges from electricity, gas, water, telecommunications or other utility providers where services need to be altered, relocated or connected.
• Site investigation / ground investigation fees – May be required for certain developments, particularly where foundations or ground conditions need specialist assessment.
